The Property will offer free, of charge, to his Guests: breakfast, tv sat, air conditioning/heating, minibar service, daily maid service, evening maid service till h/20,00 o'clock, internet wireless with no limits.

Extra bed per person per day:

• from 0 to 3 years, € 10,00;
• from 3 to 12 years, € 45,00;
• from 12 years, € 60,00.

The Villa can offer 7 double rooms (every bedroom is equipped with a bathroom) 3 extra beds and 3 baby-beds.

Between the grounds in the Villa's Park with italian gardens there is a Pool with Solarium and a Parking.

Week-End (3 nights stay)

The exclusive rental fee includes 3 night stay starting of n.1 guest with till a max of n.15 Guests, (Continental Breakfast offered by property free of charge), staff for service breakfast and ordinary daily twice maid service without extraboard, air condition, minibar service, Internet wireless no limits, Pool with Solarium, Parking.

The quoted price in total is:

One Week (7 nights stay)

The exclusive rental fee include: 7 nights stay starting from n.1 guest till a max of n.15 guests. Staff for service of breakfast and ordinary daily twice maid service without extraboard, Internet wireless with no limits, Pool, Solarium, Parking.

The quoted rental fees net before tax are:

Cancellation

For the above exlusive rental offers & in the general terms and conditions too as above and below described for professional tourist agency & professional tour operators only:

If the guests on the exlusive rental and/or professional travel agency and/or professional tour operators wish to cancel the booking it must be communicated to the owner in writing. In these circumstances they will be liable to pay the following fees to the owner

• less then 4 weeks prior to arrival date - 100% of the letting fee;
• between 5-6 weeks prior to arrival date - 85% of the letting fee;
• between 7 - 8 weeks prior to arrival date - 50% of the letting fee;
• more than 9 weeks prior to arrival date - 30% of the letting fee;

For the booking complited of exlusive rental offers only & for professional travel agency & professional tour operators too the total amount due is to pay in advance 30 days before the date of the arrival of their clients.

To confirm your reservation, send us - within 48 hours - an advance deposit (Credit Card and/or Bank transfer) of 30% of the total cost due with the booking.

The Owner inform their new Guests that it is possible insure directly the cost of their holidays with a simply and cheap insurance StornoHotel policy of ERG european insurance company. For foreign citizens, the same company has a branch of jurisdiction in each country, to which it is possible to refer freely via Internet.

The balance is due on arrival. We accept Bancomat and Visa. Personal cheques are not accepted.

For any incidentals or damage for carelessness caused to the property, interior fabrics and / or furniture, etc…, the property will retain the guest responsible and severally liable at check out.

We must be informed by Guests of CANCELLATION of the reservation, or of changes to the length of stay, in writing by e-mail and at least 30 days before the arrival date;otherwise, the advance deposit will not be refunded;

If the total and /or partial cancellation of the reservation comes within 12 days before the arrival it is to pay 50% and if it comes within 5 days before the arrival it is to pay 70% of the total amount will be due for the holiday already booked.

In case of no-show, it is to pay the total amount due 100% for the days already booked.

Please pay attention that the CANCELLATION of the reservation as above is different for the Esclusive Rental Offers &Professional Travel Agency &Professional Tour Operators that will be liable to pay the following fees to the La Sugheraia Private Manor.

- Less than 4 weeks prior to arrival date – 100% of the total amount due

- Between 5-6 weeks prior to arrival date – 85% of the total amount due

- Between 7-8 weeks prior to arrival date – 50% of the total amount due

- More than 9 weeks prior to arrival date – 30% of the total amount due

- In case of no-show, the penality is the total amount due 100% for the days already booked

For the Booking Completed of Esclusive Rental Offers &Professional Travel Agency &Professional Tour Operators only, the total amount due is to pay in full in advance 30 days before the date of arrival.

We request to Guests to check the date of check-in and check-out. In the case of arrival/departure post and/or before the booking date as european law we must charge the daily rate of the days booked but not used;

the check-in is from 14,30 p. m. till 20,00 p. m. (the service is not available evening and night)

the check-out at 10,30 a. m.

If the accommodation becomes unavailable due to force majeure, it will be our responsibility to make another, similar available. If the latter is not accepted, the entire amount received by us will be reimbursed, with no other claim being admissible.

Once checked-in, the accommodation formally accepted, gives no rights to submit complaints. The customer in this case, however, has the right to give a written explanation at the time of check-in and will receive a full refund of the deposit paid with nothing to claim.

Only the number of people specified in the reservation may stay in the Villa. This number may only be changed upon the owner's previous agreement.

In case of changes, you must obtain the prior consent of the owner. Reservations are registered and are not transferable to third parties.

Lack of respect for these conditions will automatically suspend the stay, with immediate return of the keys and no further claim.

Guests are required to behave with accepted morality and proper social conduct and must not create disturbance due to noise, arguments, high-volume sound or any other contradictory to a general and good civic behaviour.

Guests do not have the permission to picnic with their own food in their external and internal areas of the estate’s property;Please take note that this matter is not included when the rental is in esclusive of La Sugheraia Manor (week-end and/or week groups)

It is not allowed to bring and / or prepare and / or consume own meals in the Jr Suites / Suites;

The use of irons or high voltage electrical equipment is not allowed in the Jr. Suites / Suites;

Please do not store wet or damp clothing on beds, sofas, upholstery, and store food only in the spaces, such as mini bar and / or tables.

It 'absolutely prohibited the use of any cooking device brought by the customer;

It is not allowed, under any circumstances, to remove the towels from the bathrooms and the linen from the bedrooms that are generally available to the Guests;

In case of necessity, were lacking, the Owner lends, purely as a courtesy, only the special towels for its own pool as long as they are never used to go to the beach. In violation of these provisions, the responsible can submit immediate expulsion;

In relation to the quality of maid service, the Property informs its Guests to ensure that the rooms are accessible between 11 am and 12 pm (noon) to allow its staff the possibility to complete the necessary daily cleaning of the house before the end of their working turns.

Evening maid service till h/20,00 o'clock.

Any controversy falls within the jurisdiction of the Court of Orbetello. The rental relationship implies the tacit acceptance of the foregoing present General Terms &Conditions and also the Art. C.C. 1341 Italian Law.

Any exceptions must be approved by the owner in writing.

Smoking is permitted on the Garden Area only, not inside the accommodations as the Italian Law on that.

No minimum stay.

Alcohol may be consumed on the premises.

Small pets are welcome, only after previous agreement with the Owner.
